DART moves forward with development agreement for SMU/Mockingbird station

The plan is to construct an underground parking garage with residential and commercial towers on the surface parking lots at the station.

The Dallas Area Rapid Transit (DART) board members have reviewed plans for a transit-oriented development at the SMU/Mockingbird Station property. 

Members then voted to approve a resolution authorizing the agency to execute the master development agreement, ground lease and related agreements with Dallas’ Trammell Crow Company. 

The master development agreement includes a 99-year lease to be established at fair market value.  

DART selected the developer in January 2018 after reviewing proposals from multiple developers. Trammel Crow’s plan is to construct an underground parking garage with residential and commercial towers on the surface parking lots at the station. 

SMU/Mockingbird is one of DART’s busiest locations and serves Dallas' first transit-oriented development of retail, restaurant and an apartment complex that opened in 2001.   

The station itself opened in 1997 and quickly become an important transportation resource for SMU students, faculty, staff and visitors, according to DART. A shuttle service, the SMU Express, connects the DART station to the university campus and the President George W. Bush Presidential Center a short distance away.
