JTA, Corner Lot Living partner on Southbank TOD project

ARTEA at Southbank will bring 340 market-rate apartments to Downtown Jacksonville, with direct access to the Kings Avenue Transit Hub and Skyway Station.

The Jacksonville Transportation Authority has approved a long-term ground lease with Corner Lot Living as JTA prepares to develop ARTEA on Southbank, a multifamily Transit-Oriented Development (TOD) project in Downtown Jacksonville.

ARTEA at Southbank will bring 340 market-rate apartments to Downtown Jacksonville, with direct access to the Kings Avenue Transit Hub and Skyway Station. It will feature on-site parking, modern amenities and a rooftop observation deck with views of the St. Johns River.

The JTA Board of Directors approved the JTA’s Real Estate Team to enter negotiations with Corner Lot Living in January 2021 to breathe new life into the 3.8-acre parcel, which sits between the WJXT TV-4 property and the JTA’s Kings Avenue Transit Hub, Parking Garage and Skyway Station. The parcel is also adjacent to the Rivers Edge mixed-use development along the St. Johns River.

A TOD pairs residential, office, retail or a mixture of different uses together with direct or nearby access to public transportation options. The Kings Avenue Transit Station serves the Bus Rapid Transit First Coast Flyer Blue Line, JTA bus routes and the Skyway.

This is the third TOD project for the JTA since 2020. In May 2020, the JTA opened the Jacksonville Regional Transportation Center at LaVilla, which brings all of JTA’s public transportation services together in a centralized multimodal hub and administrative headquarters. In September 2021, the JTA and KIPP Jacksonville cut the ribbon on the KIPP Voice Academy, a TOD positioned on the First Coast Flyer Green Line in Jacksonville’s Brentwood neighborhood.
