Metro Selects Developer for Capitol Heights Site

Transit-oriented development would add residential, retail space.

Metro has selected a venture led by Donatelli Development as developer for its development sites at the Capitol Heights Metrorail Station in Prince George’s County. This developer selection is the first project award arising out of Metro’s release of the April 2014 Joint Development Solicitation.

The developer is proposing to build approximately 184 residential units and 18,000 square feet of ground-floor retail. The mixed-use project will be designed to achieve LEED Silver certification or better. The existing 372 daily parking spaces will be replaced.

The development agreement is subject to final approval by Metro’s Board of Directors. Construction is slated to begin in 2017. 

Separately, WMATA is also nearing completion of negotiations with developer Davey Street LLC for the sale of smaller WMATA-owned parcel at Capitol Heights which will then be incorporated into a larger project featuring 375,000 of multifamily residential uses and 14,500 square feet of retail.
